How to Become an Airbnb Superhost

How are you going to get there? The following is a step-by-step method to earning Superhost rank and all of the associated perks.

Each Year, Host at Least Ten Guests

This seems to be a straightforward process, particularly if you're renting out many residences. If you're having difficulty meeting this criterion, you may help by updating your listings' profiles with high-quality photographs of your rentals that showcase them well and appeal to tourists. Consider giving a limited-time special discount, since nobody can resist a good deal, and the additional reservations will more than compensate for the price difference in the long run.

Achieve at least 80% 5-Star Reviews

What goes around comes around, and in our business, service translates into reviews. Earn a 5-star review by providing 5-star service.

While Airbnb will encourage visitors to submit a review, you should have no qualms about personally soliciting a 5-star rating from guests. After all, you work hard and deserve recognition.

Allow a few negative reviews here and there to not deter you too much. Bear in mind that to pass this test, just 80% of your reviews must be 5-star, giving you some leeway. Airbnb whips out its calculator once a year and calculates the average time it takes you to react to new messages. To pass the exam, you must have a minimum response rate of 90%. This is perhaps the most challenging aspect of being an Airbnb host, but fortunately, automated technologies have you covered. If a visitor asks you a question for which you do not have a response, the best course of action is to respond immediately with a brief note stating that you will contact them once you do. Airbnb considers the response speed, not the content of the answer.

Maintain a minimum rating of 4.8

Even after acquiring the enviable title of Airbnb Superhost, the processes necessary to become one must be followed. To maintain this illustrious position, you must continue to be an exceptional host. If your rating falls below 4.8, you will lose your recognition and will have to start again.

Do Not Give Up

As a host, you have several responsibilities to your visitors, some of which begin far before check-in. The first obligation occurs when a visitor hires your rental; you have committed to hosting them. Unless necessary, avoid canceling. Avoid cancellations due to multiple reservations by implementing an efficient centralized calendar to verify that the availability shown on each booking site is correct and current. If you're going to be out of town for a wedding be sure to mark your calendar well in advance.

This regulation is subject to exceptions in the event of emergency or unavoidable situations. Airbnb has highlighted the proper approach to follow in such instances on its website, along with assurances to assist you during the cancellation process.
