Kitchen Flooring: The Seven Questions Architects Get Asked Most



Kitchen flooring is usually the last thing a client wants to discuss and one of the first things that should be decided. It sets floor build-up, threshold heights and heating performance, all of which are fixed long before anyone visits a showroom.

These are the questions that come up most often, answered the way architects in London tend to answer them on site rather than in a brochure.

Quick answer: The best kitchen flooring depends on your heating. Over underfloor heating, keep the combined thermal resistance of finish and underlay below 0.15 mK/W. Porcelain flooring conducts best, LVT flooring offers the best compromise, and engineered wood flooring works where solid timber will not. Decide before the slab level is set

Kitchen Flooring for Underfloor Heating: Why Does the Finish Affect Performance?

Because every floor covering resists heat, and underfloor heating has to push through it. The combined thermal resistance of your finish and any underlay should stay below 0.15 mK/W, roughly 2.5 tog.

Go above that and the system either underperforms or runs hot to compensate. Porcelain and stone conduct best. LVT flooring delivers around 68 watts per square metre, engineered wood flooring around 56.

The practical consequence is that a thick timber board with a standard acoustic underlay can quietly ruin an expensive heating installation. Which raises the question clients ask next, usually about the one material they had already set their heart on.

Can I have solid oak over underfloor heating?

Not sensibly. Solid wood cups, gaps and warps as it cycles through heating seasons, and no species is reliably immune.

Engineered wood flooring is the only timber product genuinely recommended for heated floors. Its cross laminated construction stays dimensionally stable and looks near identical once laid.

If solid timber is non negotiable, it needs narrow kiln dried boards, a specialist moisture barrier, rigorous acclimatisation and a floor sensor. Even then the risk sits with you.

What temperature can the floor actually run at?

Twenty seven degrees at the surface for engineered wood, LVT, laminate and carpet. Porcelain flooring and stone will usually take twenty nine.

That limit is a warranty condition rather than a guideline, which is why a floor probe wired to the thermostat matters. Air temperature control alone allows hotspots that void the covering's guarantee.

Temperature is only half the risk, though. The other half sits underneath, in the screed nobody can see.

Why is my builder waiting before laying the floor?

Because the subfloor is still wet, and heat will drive that moisture upwards into whatever you lay on top. The relative humidity of the screed needs to be below 75 percent before anything goes down, measured with a hygrometer rather than estimated.

Laying early produces bubbling in vinyl and structural failure in timber. Neither is repairable without lifting the floor.

Acclimatisation is the other delay worth accepting. Skipping it is the single most common cause of gapping and warping in wood floors over heating, ahead of choosing the wrong species.

There's a sequencing point too. A wet system should pass a pressurised leak test, typically at twice working pressure held for at least an hour, before it's buried under screed.

Kitchen Flooring Options and Threshold Levels: How Do You Get a Flush Finish?

By deciding the finish before the slab level is set. A level threshold to bifolds or sliders needs the internal finished floor to align with external paving, allowing for a drainage channel outside.

That means the whole build up, insulation, screed, adhesive and finish, has to be calculated backwards from the door cill. A finish 8mm thicker than assumed shows up as a step, and by then the concrete has cured.

The same arithmetic governs internal thresholds. Where an extension floor sits on a new slab and the existing kitchen sits on old joists, the two rarely meet without deliberate design.

Should the floor continue from the old house into the extension?

Usually yes, and it's the simplest way to make an extension read as one space rather than two rooms joined by a doorway. A change of material at the junction draws the eye to exactly the line you were trying to dissolve.

Continuity is easier to specify than to achieve, because the two floors sit on different constructions with different build ups. It has to be designed rather than resolved on site.

Porcelain offers a further move. Many ranges produce a matching external tile in a slip resistant finish, so the same surface can run through the doors and onto the patio, which is where the better kitchen flooring options start to separate themselves from the merely attractive ones.

That continuity question tends to narrow the field. What's left is a straight comparison between three materials.

Best Kitchen Flooring for a Working Kitchen: Porcelain, LVT or Engineered Wood?

It depends on how long you stand still. Porcelain flooring is the most durable and the best performer over heating, but it's hard underfoot during long periods of cooking and unforgiving with dropped crockery.

LVT flooring is the usual compromise, with good heat transfer, genuine water resistance and a softer feel underfoot. It also handles the constant spills a family kitchen produces without complaint.

Engineered wood flooring gives warmth and character that neither of the others quite matches, but it wants more care around the sink and dishwasher, and it will show wear over time in a way porcelain won't.

Slip resistance deserves specific thought near external doors, where wet feet and rain arrive together. A finish that performs well in the middle of the room can be genuinely hazardous at the threshold, and that's a specification decision rather than a preference.

Whichever way the choice lands, the detail work behind it doesn't change. Ten to fifteen millimetres of expansion gap around the full perimeter, hidden by skirting. A low resistance underlay rated for heating rather than acoustics. A moisture barrier over any concrete subfloor. Bevelled board edges if you're using timber, which disguise the seasonal gaps that open when the heating runs dry air through the room.

Then a gentle first heat up: start at ambient, hold for forty eight hours, then rise two degrees a day until you reach operating temperature. Blasting a new floor on day one is how good installations fail in month three.

Practical takeaway: settle the flooring specification before the slab is poured, not after the kitchen is ordered. Check the combined tog figure of finish and underlay, and get written confirmation of subfloor humidity before anyone lays anything.
